Our building has one of the strongest financial positions of any other condominium in downtown Albany. The building current runs over a $200,000 annual budget with a $100,000 plus reserve account for future capital improvements.
We have repointed the facade and repaired the parapet wall along both State and Lark Streets. Recently, we installed brand new custom energy-efficient windows and doors throughout the building. This multi-year project not only improved the quality of life and value of every unit, it has also reduced our annual energy consumption by over 25% saving thousands of dollars.

Finally, if you’re looking at the three State Street condos in Center Square, here is how the HOA fees stack up. Keep in mind 352 State and 399 State both recently installed new energy efficient windows, 355 State has not. In addition 352 State has already undertaken the costly work to repair the facade and parapet wall, 355 State has not.
